NYC’s Most Expensive Home $130 Million

The River House co-op plans to convert its private club into Manhattan’s biggest, priciest home — a 62,000-square-foot mega-home asking $130 million. The five-story space at 435 East 52nd Street is the size of ten typical Manhattan townhouses, with a private entrance on East 52nd Street and a riverfront garden. The single-family home includes a tennis court, gym, library, ballroom and an 82-foot-long pool overlooking the East River.

The building’s co-op board chose to put the raw space on the market after failing to agree with the nonprofit River Club over a long-term lease renewal or sale.

The space has been leased to the River Club of New York since 1931, when the 26-story building opened.

If sold at anything close to the asking price, the home—at just under $2,100 a square foot—would rate as a bargain, compared with recent penthouse sales that have hovered at $10,000 a square foot.

The most expensive sale to date in New York City is $88 million for a penthouse at 15 Central Park West owned by the former chairman of Citigroup, Sanford I. Weill.

It was 6,744 square feet and went for more than $13,000 a square foot.
